Privacy Policy

What we collect, why we collect it, who sees it and what you can ask us to do about it. Written to be read, not to be survived.

01Who we are

808 REALTY L.L.C S.O.C ("808 Realty", "we", "us") is a real estate brokerage licensed in the Emirate of Dubai and registered with the Real Estate Regulatory Agency (RERA). We are the data controller for the personal data described in this policy.

This policy explains what personal data we collect through 808realty.ae and in the course of our brokerage services, why we collect it, who we share it with, and what you can ask us to do about it. It is written to meet Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (the "PDPL") and the anti-money-laundering obligations that apply to real estate brokers in the UAE.

02What we collect

When you enquire through the website

  • Name, email address, phone or WhatsApp number, and preferred language
  • Anything you choose to write in a message or comments field
  • The page you came from and any campaign tags in the link you clicked

When you complete an investor profile (KYC form)

  • Nationality and country of residence
  • Budget range, purchase purpose, payment preference and timeline
  • Preferred areas, unit types and how you heard about us

If you proceed towards a transaction

  • Identity documents — passport, Emirates ID or equivalent, and a photograph where required
  • Proof of address, and information on the source of the funds used for the purchase
  • Details of the property, the developer, the reservation form, the sale and purchase agreement and related correspondence
  • Bank or payment references appearing on transfers made to the developer's escrow account

Automatically, when you visit the site

  • IP address, browser and device type, approximate location derived from the IP address, pages viewed and time of visit — collected in standard server logs by our hosting provider
  • Your language preference, stored locally in your browser so the site opens in the same language next time

We do not deliberately collect special categories of personal data (such as health, religious or political data), and we ask you not to send them to us. We do not knowingly collect data from anyone under 18.

03Why we collect it, and on what basis

  • To respond to you. Contacting you about the properties and launches you asked about — on the basis of your consent, which you can withdraw at any time.
  • To provide brokerage services. Shortlisting projects, arranging viewings, submitting reservations and supporting you through to handover — necessary for the agreement between us.
  • To meet our legal obligations. Customer due diligence, identity verification, source-of-funds checks, record-keeping and regulatory reporting are required of real estate brokers under UAE anti-money-laundering law and RERA rules. This basis does not depend on your consent, and we cannot waive it.
  • To run and improve our business. Securing our systems, keeping accurate records, and understanding which pages and campaigns are useful — our legitimate interests, weighed against your rights.

04Anti-money-laundering and regulatory reporting

Real estate brokers and agents in the UAE are Designated Non-Financial Businesses and Professions. That brings obligations we are required to follow on every transaction, and which sit above your ordinary preferences about your data:

  • We must identify and verify every buyer and seller we act for, and understand the source of funds, before a transaction completes.
  • We must keep records of identity documents, receipts, contracts and sale and purchase agreements for at least five years.
  • We are required to file reports through the UAE Financial Intelligence Unit's goAML platform in defined circumstances — including cash payments at or above the prescribed threshold, payments made in virtual assets, and any transaction we find suspicious.
Important

Where the law requires us to report a transaction, we are prohibited from telling you that a report has been made. This is a legal restriction on us, not a choice, and it overrides the rights described in section 8 for as long as it applies.

We may also be required to share information with the Dubai Land Department, RERA, the Ministry of Economy, the Federal Tax Authority, the UAE Central Bank, or a court or law enforcement body acting within its powers.

05Who we share it with

We do not sell your personal data, and we do not rent or trade contact lists. We share it only in these situations:

  • Developers and their sales teams — only for the specific projects you ask us to pursue, and only to the extent needed to register your interest, hold a unit or process a reservation.
  • Our service providers — the company that hosts 808realty.ae and our email, and HubSpot, which we use as our customer relationship system. They process data on our instructions and are not permitted to use it for their own purposes.
  • Professional advisers — conveyancers, lawyers, mortgage brokers, accountants or auditors, where you have asked us to involve them or where we need advice on a matter concerning you.
  • Regulators, banks and authorities — where required by law, as described in section 4.

If our business is ever restructured, sold or merged, your data may transfer to the acquiring entity, which will remain bound by this policy or a policy at least as protective.

06Where your data is held

Our website and email are hosted on servers located in the United Kingdom. Our customer relationship system is hosted by HubSpot in the European Union. Some correspondence necessarily travels to the country where a developer, bank or adviser is located.

The PDPL permits transfers of personal data outside the UAE where the receiving country provides an adequate level of protection, or where appropriate contractual safeguards are in place. Where we transfer data internationally we rely on one of these routes, and we keep the transfer to what the purpose actually requires.

08Your rights

Under the PDPL you may ask us to:

  • Give you a copy of the personal data we hold about you, and tell you how it is being processed
  • Correct data that is inaccurate or incomplete
  • Delete data we no longer have a lawful reason to keep
  • Stop or restrict processing, including stopping marketing messages entirely
  • Transfer the data you gave us to another provider in a structured, machine-readable form
  • Withdraw consent you previously gave, without affecting anything done before you withdrew it
  • Object to processing based on our legitimate interests, and to any decision made about you purely by automated means

Write to info@808realty.ae with the words "Data request" in the subject line. We will respond within 30 days. We may ask you to verify your identity first — we are not going to hand your file to someone claiming to be you.

Two honest limits. Where we hold data to satisfy the five-year anti-money-laundering retention rule, we cannot delete it early even if you ask. And where a regulatory report is involved, section 4 applies.

If you are not satisfied with how we have handled your request, you may complain to the UAE Data Office.

09Marketing and messaging

We contact you about property options only where you have asked us to. Every email we send carries an unsubscribe link, and you can reply STOP to any WhatsApp or SMS message, or write to info@808realty.ae, and we will stop.

Unsubscribing from marketing does not stop messages we must send you about a transaction already in progress — a payment date, a document request, a handover notice.

10Cookies and similar technology

808realty.ae is deliberately light on tracking. We use browser local storage to remember your language choice, and our forms submit to HubSpot, which may set a cookie to link a submission to the visit it came from. Our hosting provider keeps standard server logs.

If we later add advertising or analytics pixels, we will say so here and ask for consent where consent is required. You can block or delete cookies in your browser settings; the site will still work.

11How we protect it

The site is served over HTTPS. Access to our CRM and mailboxes is restricted to people who need it, protected by strong authentication. Identity documents are stored in access-controlled company storage, never in personal accounts or consumer messaging apps.

No system is perfectly secure. If a breach occurs that is likely to prejudice your privacy or confidentiality, we will notify the UAE Data Office and affected individuals in line with the PDPL.

12Changes to this policy

We will update this policy as our services and obligations develop. The effective date at the top of the page always tells you which version you are reading. If a change materially affects how we use data you have already given us, we will tell you directly rather than quietly reposting the page.
